JUSTIFYING RENT

 

The amount of $65.00 per square foot is a hefty amount for a tenant to pay considering that space in the area rents from $8.50 a square foot to $30.00 per square foot. The following is a projection of how we expect to justify $65.00 per square foot.

Statistically speaking, Branson, Missouri has 4,500,000 visitors per year. Some of the large shows have between 500,000 and 1,000,000 guests per year, and they charge an average of $20.50 per head. That average gross would be $16,878,000. Destination attractions like Silver Dollar City have between 8,000-10,000 visitors per day with gate fees of $35.00. In 1996, there were 1,800,000 visitors to Silver Dollar City.

Likewise, the monument would be a destination point. Our goal is to become recognized as a Universal Monument. Being conservative, we would expect 2,000 visitors per day. With a gate fee of only $6.00, we would gross $4,380,000 per year.

2000 VISITORS PER DAY x $6.00 each = $12,000 x 365 days = $4,380,000 PER YEAR

Return on investment would be 23.54%

$4,380,000 (gate fees) DIVIDED BY $18,600,000 (total project cost) = 23.54%

The gate fee would be divided between the tenants as per square foot of income.
